    Setback Variance: As part of a proposal to partially preserve, renovate and add onto the nonconforming historic single-family home on a substandard-sized lot, the applicants are requesting a variance to the front (west/street facing), rear (east) & side (south/alley facing) setbacks for a principal structure in the RMX-1 zoning district. The resulting front/west setback will be approximately 12.5 feet (taken from the face of the two-story addition) where 25 feet is required and 0 feet exists today (taken from the existing single-story portion of the home to remain). The resulting rear/east setback will be approximately 12.3 feet (taken from the rear awning/porch cover) where 25 feet is required and approximately 20.1 feet exists today. The resulting side/south setback will be approximately 11.5 feet where 12.5 feet is required (in order to meet minimum combined setback requirements) and 24.3 feet exists today. Additionally, the applicants are requesting a front porch setback variance to allow construction of a new front porch to the home. The resulting front/west setback from the new porch will be approximately 8.5 feet where 12.5 feet is the minimum requirement under the front porch encroachment standards and no porch exists today.
