Setback & Building Coverage Variance: As part of a proposal to renovate and modify part of the existing legal non-conforming single-family home in order to remove the structure from the High Hazard Flood Zone by raising the floor level & roof height 19” - bringing it into compliance with floodplain regulations - as well as make the home more functional for the current owners, the applicants are requesting both a setback and building coverage variance. The setback variance will be to the Side = Front/East (Willowbrook facing) yard in order to comply with setbacks for a principal structure in the RE zoning district. The resulting east setback will be approximately 1 foot where 25 feet is required and approximately 1 foot exists today (approved by way of a 1968 variance). The resulting building coverage due to proposed modifications to the house will be approximately 4,631 square feet where 3,469 square feet is the maximum allowance for the property and 4,978 square feet exists today. Sections of the Land Use Code to be modified: Sections 9-7-1 & 9-7-11, BRC 1981.
