3. BOARD HEARINGS

  • A. Docket No.: BOZ2023-00008 Address: 3445 Longwood Avenue Applicants: Paul McClung & Andrea Anderson Setback Variance: As part of a proposal to replace and modify an existing elevated deck at the back of the house, the applicants are requesting a variance to the minimum rear yard setback standards for a principal structure in the RL-1 zoning district. The resulting rear (north) setback will be approximately 17.4 feet (from the closest point of the deck) where 25 feet is required and where approximately 20 feet exists today. Section of the Land Use Code to be modified: Section 9-7-1, BRC 1981.
  • B. Docket No.: BOZ2023-00010 Address: 2032 Bluff Street Applicants: Corrella Detweiler & Stephen Wagner Setback Variance: As part of a proposal to add onto the existing single-story nonconforming house, the applicants are requesting a variance to the minimum side and combined side yard setback standards for a principal structure in the RL-1 zoning district. The resulting east interior side yard setback (taken from the rear addition) will be approximately 2.6 feet where 10.5 feet is required (in order to meet both the minimum and the combined setback requirement) and where approximately 2 feet exists today (taken from the existing east face of the home). The resulting west interior side setback (taken from the new stairs of the rear addition) will be approximately 6.1 feet where 13 feet is required (in order to meet the combined setback requirement) and where approximately 4.5 feet exists today (taken from the existing west face of the home). Section of the Land Use Code to be modified: Section 9-7-1, BRC 1981.
