Proposed addition of carport and balconies to contributing house, previously reviewed by LDRC October 21, 2020 (Pelusio, Decker, Hewat)

- Reconfigure the Interior into two efficient dwelling units as opposed to the four units it currently has. This will reduce impact on the surrounding neighborhood.

- Provide off-street parking from the alley in accordance with the Historic preservation

guidelines.

- Add a light-structure carport that will have minimal structural and visual impacts on the south elevation and respects the historic integrity of the house. This design was previously approved by LDRC.

- Enlarge the rear facing dormer to accommodate stair towers for each of the two dwelling units and add windows for natural light. Increase the front dormer width so that it can be rationally divided into two giving each unit access to the view from this level.

- Provide a deck on the North side over an existing structure not originally thought to be constructed with the contributing building.

- Improve energy performance (may include insulation, selected doors and windows)

- Repair and restore existing exterior conditions of the building to historic standards.
